Buying a property directly from an owner can save you thousands of dollars. To compete effectively, a seller will typically set the right price of the house, or slightly less than its market value. The seller will have 4% to 5% "negotiation" because there  will be no commission payable on the transaction.

Let see this example of a $300,000 home. Assuming a full service realtor commission for the sale is 5%, or $15,000. A seller will only net $285,000 from the sale. If the seller sells his house on here, the price of the home can be significantly lowered by several thousands of dollars, say to $295,000. The seller benefits by $10,000, the difference between the $295,000 sales price and the $285,000. The buyer benefits by $5,000 because the purchase price was $5,000 less.
